Public open house held on proposed rezoning change

The City of Fort St. John held a public open house on Monday, regarding a proposed rezoning change in the city.

A chunk of property spanning from 93rd Avenue to 87th Avenue is under review. The City wants to create a buffer zone, between residential and industrial areas.

The property has three zones on it, including M1 (Light Industrial), R4 (Single Detached Duplex, and Manufactured Housing) and C3 (Service Commercial). The idea is to switch the area to only a C3 zone.

Now, there are currently 5 or 6 houses that occupy the area. But, those R4 properties will not be included in the switch.

Planning Technician Jennifer Decker says the property has been difficult for residential development, because sewer and water is hard to access.

Earlier this year, the City sent out surveys, asking property owners if they would support this change.

Decker says 83 per cent of the response has been in favor, and 17 per cent was opposed.

The homeowners on the property were against the change, citing lower property values as their main concern.

But, nothing is set in stone, and the City will hold yet another public hearing on this issue in the upcoming weeks.
